Time limit and reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

Footprint limit
The footprint of the proposed extension shall be no larger than that shown on drawing number SC821 SKi.
Watercourse setback
No part of the extension shall be closer to the watercourse than 9.14 metres (30 feet) in order to allow the Department of Transport (or its successors in title) space to carry out maintenance works on the river.
Ancillary use only
The extension hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as "Kionslieu".
Internal connection
The Reserved Matters application must show an internal connection between the existing dwelling and the extension.
Parking provision
The Reserved Matters application must show all available parking facilities on the site.

Conditions requested: The adjoining watercourse is classified as a “Main River” therefore a 30 foot deep corridor along the adjoining river banks must be maintained free of any development under the terms of the Land Drainage Act 1934.
