In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 3 June 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:

1. This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

1. This approval relates to the location plan submitted on 7th March 2005.

1. The footprint of the proposed extension shall be no larger than that shown on drawing number SC821 SK1.

1. No part of the extension shall be closer to the watercourse than 9.14 metres (30 feet) in order to allow the Department of Transport (or its successors in title) space to carry out maintenance works on the river.

1. The extension hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as "Kionslieu".

1. The Reserved Matters application must show an internal connection between the existing dwelling and the extension.

1. The Reserved Matters application must show all available parking facilities on the site.

This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

Note 2: No works may be commenced until such time as -

• the time for requesting a review of the initial decision has expired; or
• any review of the initial decision has been completed; or
• the time for requesting an appeal in relation to the decision has expired; or
• any appeal has been completed.
