General Policy 3
Permits development outside zoned areas including replacement of existing rural dwellings (cross-ref Housing Policies 12-14). Proposal accepted as one-for-one replacement exception to countryside presumption.
Environment Policy 2
Protects Areas of High Landscape or Coastal Value and Scenic Significance; development allowed if no harm to character or location essential. Proposal's reduced visual impact from resiting and design justified acceptability.
Housing Policy 4
New countryside housing only in exceptional cases including rural dwelling replacements (HP12-14). Proposal fits replacement exception.
Housing Policy 12
Permits countryside replacements unless abandoned or architecturally/historically valuable. Existing dwelling habitable (full residential status), not abandoned or of interest.
Housing Policy 14
Replacements not substantially different in siting/size unless environmental improvement or less visual impact; >50% increase allowable if poor form replaced by traditional character or reduced impact via design/siting. Resiting reduces prominence; modern eco-design (earth-shelter, green roof) has less impact despite size; not traditional but high quality/innovative.
Policy L/OSNC/PR/1
Presumption against development in open space areas. Replacement within established residential curtilage accepted via strategic exceptions.
Residential Policy 1 of Laxey and Lonan Area Plan Order 2005
Residential development generally only in zoned areas; alterations/extensions to existing if sympathetic. Replacement treated under strategic housing policies.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
