Spatial Policy 5
Requires development to make a positive contribution to the environment. The officer found the modest extension compliant as it respected the host dwelling and surroundings without harm.
Spatial Policy 5
Permits countryside development in accordance with General Policy 3. Residential extensions not listed under GP3 but assessed acceptable via Housing Policy 15 criteria.
General Policy 2
Requires respect for site/surroundings in siting/layout/scale/design (b), no adverse landscape character impact (c), no harm to wildlife/habitats/watercourses (d), incorporation of trees (f), and no unreasonable flood risk (g). Proposal satisfied all relevant criteria due to design match, separation from features, and elevated position.
Environment Policy 1
Protects countryside for its own sake. Modest scale and infill nature ensured no harm.
Environment Policy 2
In Areas of High Landscape or Coastal Value and Scenic Significance, landscape character is paramount. Extension invisible from road and matching host property posed no detriment.
Environment Policy 3
Prohibits unacceptable loss/damage to woodland. Paved separation and construction condition protected adjacent Registered Trees Area MG39.
Environment Policy 7
Protects watercourses, normally no development within 8m. Condition prevented pollution during construction; development separated by paved area.
Environment Policy 13
Prohibits development causing unacceptable flood risk. First-floor location avoided surface water flood risk and did not increase risk elsewhere.
General Policy 3
Lists permissible countryside developments; residential extensions not included, but allowed exceptionally via Housing Policy 15 if under 50% floorspace.
Housing Policy 15
Permits extensions to traditionally styled countryside properties if respecting proportion/form/appearance; exceptionally over 50% floorspace. Proposal well under limit, matching design.
