The officer assessed the main issues as the effect on character and appearance of the host property and wider area, and on neighbouring living conditions.
Strategic Policy 3 - To respect the character of our towns and villages
Requires development to have regard to local character. The officer found the extension's design, scale and siting compatible with the bungalow's features and street scene of similar bungalows, despite varied plot shapes and proximity to road.
General Policy 2
Requires development to respect site/surroundings in siting/layout/scale/form/design (b), not adversely affect landscape/townscape character (c), and not adversely affect resident amenity or locality character (g). Assessed as compliant due to modest addition, matching features, setback/hedge screening preserving character, and no amenity harm from light loss/overlooking.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
The materials to be used in the construction and finishing of the development hereby approved shall match those used on the existing building as described on Drawing Number 2025-050-104 unless alternatives are first submitted to and approved in writing by the Department. Reason: In the interests of the character and appearance of the area.
The Commissioners support the application.
