In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 19th February 2009, for the reasons set out below.

Reason(S) For Refusal:
- The proposed development would be contrary to General Policy 2 and Housing Policy 6 of the Isle of Man Strategic Plan 2007 in that:
(a) it would impact on the neighbouring properties of Manor Hill in terms of being overbearing, overshadowing, loss of light and visual intrusion; and (b) it would result in the introduction of a prominent and excessive building within the streetscene which will result in the loss of an area of open green space to the detriment of the visual amenities of the locality.
This decision was made by the Acting Senior Planning Officer in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
