Officer's Report
The Site
The site represents the residential curtilage of an existing residential dwelling on the south side of Eskdale Road which runs from Royal Terrace in parallel with the A2 and the Manx Electric Railway. The property is one of a row of detached properties with similar dwellings on the other side of the road.
Planning Status
The site lies within an area designated by the Isle of Man Planning Scheme (Onchan Local Plan) 2000 as Residential.
The Proposal
Proposed is the replacement of the existing flat roof with a pitched roof to the same pitch of the existing bungalow and the introduction of a roof light to the attic.
Representations
The Department of Transport (Highways Division) has no views on this application and do not oppose it.
Onchan District Commissioners recommend that the application be approved.
Assessment
The proposed new pitched roof is the same pitch as the existing bungalow and as such fits into the profile of the existing dwelling. Provided the material finish matches that of the existing dwelling as proposed the pitched roof should preserve and enhance the character and appearance of the dwelling.
Party Status
The Department of Transport (Highways Division) and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2006, considered “interested persons” and as such should be afforded party status.
