Applicant Planning Statement
Proposed Alterations And Extension Of Ballagawne Cottage, Ballagawne Farm, Peel Road, Kirk Michael
This application is made following discussions on site on 16th November 2006 involving Mr Chris Balmer, Planning Officer; Mr Derek Sewell, Department of Transport and Highways; Charlie Park, of Ellis Brown and the client Mr Stephen Bond.
The proposal is to improve the accommodation of the cottage by removing adjacent pig styes and workshop and building an extension to the cottage on their footprint. The cottage will be for occupation by members of Mr and Mrs Bond’s family.
Whilst the property exists and ample car parking spaces are available on site Mr Sewell expressed his department’s concern over the safety of the existing access/egress from main road. These concerns have been intimated in relation to a previous application on the farm and centre on the danger posed to road safety when vehicles are exiting the farm.
To address these concerns a separate concurrent planning application has been submitted for works of improvement to farm and farm building access involving the creation of a further entry/exit point at a location determined by the Department of Transport’s representatives.
