In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 6 March 2006, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s 2005/07/01, 2005/07/02, 2005/07/03 and 2005/07/05 date stamped the 10th November 2005 and drawing no. 2005/07/09 date stamped the 31st January 2006.
- Prior to the occupation of the dwelling the visibility splays and access arrangements must be set out in accordance with drawing no. 2005/07/09 date stamped the 31st January 2006.
- There must be no discharge of surface water to the main foul sewer.
- The dwelling must be connected to the public sewer.
NOTE With regards to drainage issues the applicant is advised that the connection to the public sewer will need to be in a manner acceptable to the Department of Transport Drainage Division and on terms and conditions that must be agreed with the Drainage Division prior to the commencement of any building works. All drainage works will be required to conform to the requirements of the Department of Transport's "Manx Sewers for Adoption" and all necessary inspections and surveys, including CCTV, are to be carried out at the developer's expense. A communication fee will be payable to the Department of Transport in respect of this drainage connection. The section of foul drain from the new dwelling to the public manhole (9315) situated in the grounds of Garth Cottage will remain private at all times and will not form part of the public drainage system.
NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

You should note that a copy of the Officer's report which led to the decision being made, along with any correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
