Officer's Report
The property is an existing semi-detached house situated on the northern side of Marina Lane off St. Catherine's Terrace/ Upper Promenade in PE. The side is designated as Residential on the PE Plan.
Proposed here is the rebuilding of the rear annex. The existing annex is 2.6m wide and projects 2.8 towards the rear lane. This is 5.5m to the ridge. The replacement annex will be taller and wider at 3.1m wide, 2.9m long and 6.2m in height.
The owner of the adjacent property across the lane to the north has objected on the basis that the additional height will block out light to their property. However, being to the north and the ridge being no higher than that of the main house, I cannot see how this will be the case.
Also proposed is the replacement of the windows with "double glazed windows of similar appearance" to the existing sliding sash, the illustration shows sliding sash plastic framed windows.
As such I would recommend approval to this proposal.
