Officer's Report
The application site is set to the east of the Ballaugh Glen Road. The site is within an area of high landscape value and scenic significance. The majority of the structure is obscured from the public highway. Only two elevations of the building will be visible from the existing entrance. These elevations will be constructed with stone and will match the existing boundary wall at the entrance. I do not feel the proposal will cause any significant harm to the visual amenities of the locality and therefore recommend that planning permission be granted.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a detached double garage/store with studio accommodation over as shown in drawing number 080/04-01 date stamped 24th November 2005 ; 5906-01 and 5906-02 date stamped 13th May 2005.
C 3. The roof must be finished in dark natural slate.
C 4. The gable fronting the road and the elevation containing the garage door must be clad in traditionally laid stone prior to completion. Not Splite stoe on a backing render is not acceptable as an external finish.
C 5. If the studio accommodation is to be used as an office for conducting any business, it shall only involve the householder working in the building and shall not involve other persons working in or calling at the building.
N . The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
