Reasons For Refusal:
- The application does not demonstrate that a satisfactory residential environment can be achieved and therefore it would be premature to consider this proposal.
- The application does not demonstrate that a satisfactory means of access with the appropriate visibility splays can be provided and therefore it would be premature to consider this proposal in the interests of highway safety.
NOTE This decision is without prejudice to a further application demonstrating that a satisfactory residential environment and means of access can be provided.
