Officer’s Report

Works are proposed to the rear of the Old Hall, Patrick Village. There is already an extension supported on posts. It is proposed to create a sun lounge underneath and construct a workshop alongside both in uPVC.

Given that the hall has little architectural merit and the works are to the rear the application is considered acceptable.

There is a stream alongside the site and Karen McHarg, (Inland Fisheries) initially expressed concern. On examining the drawings Karen has now made some recommendations.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawing number 01.

C 3. Prior to the commencement of works there shall be in place protective fencing positioned at the top of the river bank to prevent any damage to the banks of the stream and the stream bed.

C 5. There must be no discharge of surface water to the main foul sewer.

N 4. The applicant is advised to seek the advice of the Inland Fisheries Development Manager at the Department of Agriculture, Fisheries and Forestry for specific advice on this matter. in respect of netencings

N 6. The Drainage Division requires access at all times to the adjacent sewage treatment works.

N 7. The applicant is advised to discuss the scheme with the Fire Safety Officer.
