C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. All services including electricity and telephone where installed must be laid underground.
C 3. No flats may be occupied until the car-parking and turning area has been completed and is available for use.
C 4. The parking spaces shall be allocated such that every flat has at least one parking space.
C 5. Prior to the commencement of any works there must be submitted to and approved by the Planning Committee a method statement for the construction works; this should be prepared in consultation with the Department of Transport.
C 6. All plumbing stacks must be constructed internally.
C 7. The roof(s) must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority PRIOR to the commencement of works.
N 1. PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
N 2. The applicant is advised to consult the Water Authority with regard to the Water Supply Byelaws.
N 3. The developer must obtain approval from the Operations Section of the Department of Transport before carrying out any work within the highway, (tel:686665); all such work must be in accordance with Manx Roads 2.
