Hawarden Avenue is within the Woodbourne Road section of the Douglas Conservation Area. The property currently retains its original painted timber sliding-sash windows. We have visited the site to ascertain the amount of dwellings that retain their original windows. The vast majority of the windows in this area are original.
This application is for PVC top opening casement windows which is unacceptable. As always our preference is to retain and overhaul only actually replacing when the windows are proven to be too deteriorated to do this.
Recommend refusal on this application.

The site is within the Woodbourne Road Conservation Area, and the building retains its original painted-timber sliding-sash windows; the installation of PVC-framed casement windows as now proposed would be out of keeping with the original architecture and would fail to preserve or enhance the appearance of the area.
