Onchan Local Plan (adopted by Tynwald March 2000)
Makes provision for rural tourist accommodation if no adverse visual impact, traffic, noise, or infrastructure demands, and car parking provided. Officer tested proposal against these criteria, finding it acceptable as replacement improves site appearance, site is screened below road, no traffic issues, and consistent with nearby precedents. Restricted to tourist use to comply, as area not designated for residential.
Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

This approval relates to the principle of the creation of accommodation for use by tourists as shown generally in drawing 01A received on 27th January, 2004.
Tourist use only
The new accommodation may only be used by bona fide tourists with no individual tenancy exceeding two consecutive weeks in duration unless otherwise approved by the Planning Committee.
Water supply confirmation
The Development hereby approved shall not be commenced until such time as the new water treatment works supplying the eastern supply area has been commissioned, or an adequate potable water supply is available to site, to the satisfaction of the Planning Committee, in consultation with the Isle of Man Water Authority.
