In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you on behalf of:
Clifton Park Developments Ltd Proposal: Approval in principle for the erection of two dwellings on at:
Field 321830, (County Series 1830), Rear Of Stugadoo Cottage, Stuggadhoo, Braaid Marown which was considered on 23 December 2003, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 03/01603/A
- The land upon which development is now proposed is not zoned for development on the 1982 Development Plan. The proposal to erect two dwellings would therefore be contrary to the land use zoning and would consolidate the existing scattering of dwellings around Stugadhoo crossroads. The proposal would exacerbate the build up in road frontage development which would adversely affect the character and appearance of this attractive rural location.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
