Environment Policy 1
Presumption against development in High Landscape Value and Scenic Significance areas. The policy allows replacement dwellings under Housing Policy 14; officer assessed amendments do not harm landscape through increased visual impact.
Environment Policy 2
Presumption against development in High Landscape Value areas. Replacement permitted if compliant with HP14; changes assessed as not substantially increasing size/impact beyond already approved scheme.
Housing Policy 14
Replacement dwellings must not be substantially different in siting/size unless improving environment; floor area not more than 50% greater than original unless traditional character or less visual impact. Already approved scheme is several hundred percent larger; amendments (600mm height increase, underground use) do not further increase visual impact and improve site use.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
No extensions or alterations
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2012 (or any Order revoking and/or re-enacting that Order with or without modification) no extension, enlargement or other alteration of the dwelling(s) hereby approved, other than that expressly authorised by this approval, shall be carried out, without the prior written approval of the Department. Reason: To control development in the interests of the amenities of the surrounding area.
No garden sheds or polytunnels
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2012 (or any Order revoking and/or re-enacting that Order with or without modification), no garden sheds or summerhouses, greenhouses or polytunnels shall be erected or placed within the curtilage of the dwelling(s) hereby approved, other than that expressly authorised by this approval, without the prior written approval of the Department. Reason: To control development in the interests of the amenities of the surrounding area.
Vehicular access prior to occupation
Prior to the occupation of the dwelling, the vehicular driveway access shown on the submitted plans must be constructed and available for use. Reason: in the interests of highway safety.
Windows as shown
The windows must be installed as shown in the submitted drawings, whether framed in timber or uPVC and may not be replaced with anything different without the written permission of the Department. Reason: to preserve the character of the dwelling.
