PVCu in construction, with tiled floor, in accordance with the Isle of Man Government schedule of conditions for boarding establishments, as regards construction, size of quarters, appointment, temperature, ventilation and cleanliness.

The cattery units are to be made to order by Pedigree Pens, a Company with over 20 years of experience, specialising in PVCu animal housing, ISO registered and awarded BS EN ISO 9001, with over 200 installations throughout the UK and Ireland, sponsors of the CIEH Model Licence Conditions for boarding catteries.
Providing eight walk in pens, to house cats from 8 households with a separate isolation pen and food preparation area.
Electricity supply would be provided via the existing property, Highfield to supply small power to lighting, food preparation area and low wattage heaters in the pens. The accommodation will not be lit through the night.
Rain water to be naturally absorbed by the sedum roof.
The pens are to have a timber post & beam lean to roof over, covered with a natural sedum supplied by Enviromat, to help and maintain a regulated temperature in both summer and winter months.
The pens are located in a very large and well maintained garden. Additional Screening is to be provided with Thuja hedging, approximately 2.3m in height when planted. The pens are also cut into the profile of the site which means that the highest level of the sedum roof, is set at approximately two foot below the decking level to Highfield.

Access to the cattery would be via the existing driveway of Highfield. Vehicles uses the existing turning area, to the first designated parking space. The second designated parking space to be used in extreme cases if a client is early or delayed and overlaps other clients designated time slot.
Two designated parking spaces to adequately serve the needs of the cattery, not obstructing vehicle traffic movements of the existing domestic arrangements of Highfield.
The registration and utilities are contained within the existing utility room of Highfield. The desk area provides a computer, storing client records. Utility room to house separate washing machine, dryer and sinks providing facilities in accordance with the Isle of Man Government schedule of conditions for boarding establishments.
All cattery waste stored separate from current household waste. Waste removed from site via private arrangement with Kinrade Brothers Haulage in accordance with Isle of Man Government guidelines. See enclosed email.
Un-neutered toms and queens over 6 months old would not be accepted. All cats must have valid vaccination certificates and be brought to the cattery in a suitable carrier.
The proposed cattery, ideally placed in a large garden, outside a conservation area, close to the centre of Laxey village to serve the needs of the residents of Laxey and surrounding areas.
The proposed cattery is small in size, exclusive - only serving a maximum of 8 households and specialising in long-stay, keeping vehicular traffic to and from Highfield to a minimum. To minimise traffic further a collection and delivery service would be available.
Opening times (by appointment):-
A specific time would be allocated to each client for drop-off and collection.

We enclose 4 copies of drawings, which includes site layout/location (see schedule of drawings, Part 23), Land Ownership Statement Certificate 01 and application forms with the fee of £250 and a copy of our completed planning application check list.
