The officer assessed that windows and doors are key façade elements but noted the existing front door and UPVC windows are non-original, likely installed before the 2006 Conservation Area designation,…
General Policy 2
GP2 requires development in accordance with land-use designation 'Predominantly Residential' per Kirk Michael Local Plan 1994. The officer confirmed compliance as the minor door replacement in a residential property fits the designation with no conflict noted.
Environment Policy 35
EP35 requires preserving or enhancing the character of Conservation Areas. The officer found the proposal complies as the replacement door has negligible impact on the conservation area's character, improving upon the existing non-contributory door.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
confirmed no objections
Isle of Man Victorian Society objects to the proposed replacement front door as unsuitable for the Conservation Area property, while Michael Commissioners raise no objection.
Key concern: proposed door is totally the wrong type for this Conservation Area property
Isle of Man Victorian Society
ObjectionThe property lies in the Kirk Michael Conservation Area and is in a very prominent location on Main Road, adjacent to The Arts and Crafts Ebenezer Hall as designed by J T Boyde and supervised by Jos E Teare following Boyde's untimely death.; We are pleased to see that the existing inappropriate front door is to be replaced. HOWEVER WHAT IS PROPOSED IS TOTALLY THE WRONG TYPE OF DOOR FOR THIS PROPERTY.; It can certainly be a composite door but it should be either a four (solid) panel Victorian door or a six (solid) panel Georgian door.; The time has come to ensure that alterations in Conservation Areas enhance the property and the area. What is proposed does the opposite.
Conditions requested: It can certainly be a composite door but it should be either a four (solid) panel Victorian door or a six (solid) panel Georgian door
