1.0 THE SITE - 1.1 The site is the Isle of Man Sea Terminal, Peveril Square, Douglas.
2.0 THE PROPOSAL - 2.1 Proposed is the refurbish work of the enclosed travel corridor. The work includes reroofing, installation of fire escape staircase, relocation of existing staircase enclosure and relocation of some parking spaces.
3.0 PLANNING HISTORY - 3.1 There is no previous application considered materially relevant to this application.
4.0 Planning Policy Site Specific - 4.1 The site is within an area designated as Maritime Gateway in the Area Plan for the East. - 4.2 The site is within the Douglas Promenade Conservation Area. Strategic Policy - 4.3 The Isle of Man Strategic Plan 2016 contains the following policies that are considered materially relevant to the assessment of this current planning application:
4.3 Planning Policy Statement 1/01 - Conservation of the Historic Environment of the Isle of Man is the only adopted PPS at the moment. It provides supplementary policy on developments within any conservation area. - 5.0 OTHER MATERIAL CONSIDERATIONS Strategy and Guidance

6.1 The Douglas Borough Council does not object to this application (30.12.2022).
6.2 DoI Highway Services does not oppose this application (03.1.2023). The comment states there is no significant negative impact upon highway safety, network functionality and/or parking. - 7.0 ASSESSMENT Elements of Assessment
7.1 The key considerations in the determination of the application are its impact on the character and appearance of the area.
7.2 The proposal is considered to preserve the character of the area as there is no major alteration to the structure, which itself is of modern feature and not readily visible from a public highway. - 8.0 CONCLUSION
