Residential Design Guide Appendix 7.3.4 25 degree check
The 25 degree check guideline applies to assess impact on daylight. The neighbour's objection states the proposal fails this guideline at 2 metres from the window, as depicted by red dotted line on Plan 1.
Onchan District Commissioners recommend refusal due to overshading, loss of outlook, and loss of light impacting residential amenity; a neighbouring resident at 9 Wybourn Drive objects citing failure of the 25 degree check and overbearing impact on outlook.
Key concern: Overshading/Loss of Outlook and Loss of Lights to the detriment of the Residential Amenity
Onchan District Commissioners

ObjectionIn the Residential Design Guide July 2021 Planning & Building Control Directorate, it states in Appendix 7.3.4. the “25 degree check” should apply but the proposed planning application fails this guideline resulting in loss of good daylight to our interior.; Plan 2 shows how at 2 metres a line drawn from the centre of the window at 13 degrees severely impacts the outlook from the window of our primary habitable room. Please refer to 7.4 Overbearing Impact upon Outlook - 7.4.1 and 7.4.2.
