Widening of existing pedestrian gate to create combined vehicular and pedestrian access point and use of existing hardstanding for off-road parking

Manual for Manx Roads standards would require a 25m visibility splay for a 20mph road; Highways DC requests the following alterations to be made to the proposal in order to comply with the given standards; Recommendation: Request additional information / revisions

Conditions requested: Provision of visibility splays of 25m in each direction to the nearside kerbline; Provision of pedestrian visibility splays from inside the access to the footway; Further setback of the access gates a minimum of 5m back from the highway boundary; Drawings of both 2m and 2.4m setbacks should be submitted; No obstruction above 1.05m within the visibility splay area; No obstruction higher than 0.6m for pedestrian visibility

The Board of Onchan District Commissioners would recommend that the application be EXTENDED for planning purposes subject to the following requirements; The Commissioners will therefore defer making a decision in this respect until adequate information is available

Conditions requested: Details of site levels to be illustrated on the plan; Details and location of street lights and trees to be illustrated on the plan
