GP2 permits development in accordance with land-use zoning if it respects site and surroundings in siting, layout, scale, form, design; does not adversely affect amenity of residents, character of locality, road safety, traffic flows or parking; and meets other criteria like no impact on wildlife, views, flooding etc. The officer tested visual impact (modest change, little impact on street scene) and parking/highway safety (two spaces retained, no Highway Services objection), finding full compliance. Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Members considered that there would be very minimal visual impact from these proposals. There were no objections to the application.
