Explanatory notes for planning application for field no 420766 stable block
Lighting for stable block will be low voltage LED lighting run from solar power and battery storage to supply light for evening feeds and any veterinary emergencies or routine check ups lighting to be places in the roof of the stables creating a gentle light diffused on to the concrete pad creating minimalist light pollution and disturbance to neighbouring properties.
Rain water will be collected from the largest section of roof on the rear of the stable block and stored in a 1000l water tank mounted on a towing trailer in case of as dry spell of weather so it can be taken of site to be filled as per image 1
The concrete pad will have drainage installed to take the rest of the rain water from the roof to a soakaway in the bottom left hand corner this will also include any overflow from the water storage tank.
The concrete pad will also have a channel drain for the concrete area in front of the stables for any dirty water from washing of the animals or cleaning of the stables draining in to a silt trap(sump) before entering a soakaway at the bottom right hand corner of the pad.
The concrete pad will also give any vet or farrier a dry solid ground to work from it will also aid in the welfare of the animals in muddy winter conditions.
The site entrance will not be changing and we will be using the existing gate way in field no 420767 off the Ronage Road.

Fencing
Fencing will be post and rail fence with 900mm stock wire for sheep.

Why do we feel we need a concrete pad?
Having looked after horses for many years we know how important it is having a firm base to work from and providing the horses the best possible environment to relax and shelter.
Having a concrete pad will allow us to have a gentle fall on the concrete witch will allow the waste water from the roof drains and stables to fall into a built in drainage channel allowing the water to drain into a soak away located away from the stable block in the field in-front.
Having a hard standing will allow veterinary workers and farriers a safe working area in any weather conditions.
Following the isle of man government code of practice for the welfare of horses page 4/5 .how to provide a suitable environment for your horse. (Stable and accommodation )

In muddy winter conditions it is important that a horse has a adequately sized well drained area on witch to stand ,lie down ,be fed and watered (page 3 horse welfare code)

Maintaining animal welfare with no mains power
How are we going to take care of the animals at night /winter with no mains power on the land?
We have absolutely no intention or need for having mains electricity on site for us to carry out day are to day tasks or provide adequate care towards the animals.we plan on installing roof solar panels on the stable block witch will charge built in battery packs witch will harvest enough sun in the day to power small LED lighting inside the stables at night these will be on a switch that is dimmable so we do not startle or effect the welfare of the animals or create any light pollution but they will provide enough lighting for us to carry out animal inspections or respond to any emergency that may arise in the stables at any time day or night.

During the winter months outside lighting will be required for evening feeds and any veterinary emergencies or routine check ups.we plan on using rechargeable/solar powered lighting that will be placed into the stable block roof overhang creating a gentle light diffuse onto the concrete pad creating as minimalist light pollution and disturbance as possible for any /all neighbouring properties.these lights will only be used during feeds etc and will not be left on all night.
Nearly anything and everything in todays world can be sourced in battery power or seen on a mobile phone.Battery powered smoke alarms connected to are phones and wireless night cameras inside the stable block will be fitted so we can keep a good eye on any animal in the stables as-well as get any fire /smoke alerts straight to are phones at any time.
All solar powered/electrical items will be tested by a professional and any wiring will be kept well clear of any animal access to avoid injury or fire risk.
