The original application PA 23/01285/B for a new four-bedroom detached dwelling and partly retrospective access realignment on an approved residential plot was approved by the Planning Authority. Third party Mr Euan Paul Hommet Craine (appellant), owner of neighbouring Mwyllin Squeen, appealed citing substandard works, ecology/biodiversity loss, tree protection, excessive mass, drainage and highway safety issues. The Planning Authority and applicant defended the proposal as compliant with policies, supported by statutory consultees. Inspector B J Sims conducted a site visit and analysed all issues, finding the development acceptable in visual impact, amenity, highways, ecology and drainage terms, subject to conditions. Appeal dismissed on 10 February 2025, upholding the approval.
