General Policy 2
GP2 permits development in accordance with land-use zoning and other policies if it respects site and surroundings in terms of siting, layout, scale, form, design, landscaping; does not adversely affect amenity, character, road safety, or neighbouring land uses; and meets various other criteria including access, services, and energy efficiency. The officer assessed the single storey garage as domestic in scale, in keeping with the dwelling, and not unduly affecting amenity, thus according with the residential zoning and relevant criteria (b), (g), (h), (i). Paragraph 8.12.1 reinforces a presumption for extensions in built-up areas without adverse impacts.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
