The Site
The application site represents the residential curtilage of 8 St Patricks View, Peel, a detached property situated on the north western side of the Ramsey Road within a cul-de-sac.
The Proposal
This application seeks approval for the erection of a conservatory to the rear (south east) elevation of the property. The conservatory would be of uPVC construction located approximately mid-way along the rear elevation.
Planning Status
The application site is located within an area identified as being Predominantly Residential use by the Peel Local Plan. The site is not within the Peel Conservation Area.
Planning History
The following previous planning applications are considered relevant in the assessment and determination of this application:
04/02051/R Retrospective application for the erection of a summer house. Refused. 06/01175/B Removal of part of roadside bank and erection of fencing. Permitted
Representations
Peel Town Commissioners have not commented on this application. The Department of Transport Highways Division does not object to this application. Mr Crookall MHK has requested that he be kept informed of this and all other planning applications in the Peel area.
Assessment
The main issues to be considered in the assessment and determination of this application are whether the proposed conservatory would adversely affect neighbouring properties, the existing dwelling or the surrounding area in general.
The conservatory would be situated towards the centre of the site and as such would be distanced from neighbouring properties. Existing boundary treatments would ensure that privacy would not be unduly affected.
The conservatory proposed represents a relatively typical type of residential extension and would not appear incongruous within this residential area. It is judged that the conservatory would not adversely affect the existing dwelling.
Whilst the rear of the property faces onto the Ramsey Road, it the conservatory would be some 6 metres from the boundary and would be of an acceptable scale which would not appear dominating. As such it is considered that there would be no adverse impact upon the surrounding area.
