The application site represents the curtilage of Corlea, Ballafurt Road, Port Erin. The property is an end of terrace dwelling located on the eastern side of Ballafurt Road.
The site is located within an area identified as Predominantly Residential by the Port Erin Local Plan 1990. The site is not within a Conservation Area. General Policy 2 of the Isle of Man Strategic Plan 2007 states:
“Development which is in accordance with the land-use zoning and proposals in the appropriate Area Plan and with other policies of this Strategic Plan will normally be permitted, provided that the development:
There have been no previous planning applications considered relevant in the assessment and determination of this application.
Port Erin Commissioners have indicated no objection to this planning application. The Department of Transport Highways Division have indicated no objection to this planning application.
We have received no privately written representations regarding this planning application.
The application seeks approval for the installation of a dormer window to the front elevation and two dormer windows to the rear elevation and re-rendering to off white rough coat render.
The proposed dormer window to the front elevation is judged to be acceptable as dormer windows similar to this can be found elsewhere on Ballafurt Road and they do not have a detrimental impact to the dwellings or the area.
The two proposed dormer windows to the rear elevation are also judged to be acceptable as they will not create any issues of overlooking or have an adverse impact on the appearance or character of the property. There is sufficient distance between the dwelling and the properties to the east, Dunkerron and Greeba House, so as not to raise any issues of overlooking.
The proposed render is acceptable and will improve the aesthetics and appearance of the dwelling. Although the other properties in the 3 dwelling terrace are currently all the same render it is judged the proposed render is not significantly different or detrimental to warrant grounds for refusal. The street scene is occupied by dwellings of various renders and colours.
Overall, it is judged that the three proposed dormer windows and re-render would not have a detrimental impact on the dwelling, surrounding properties or the area in general.
It is recommended that the application be permitted.
