PA 08/01621/B – Erection of extension, Knysna 80 King Edward Road, Onchan.
PA 08/01639/B – Demolition of existing sun room and balcony and erection of a kitchen extension to south elevation and balcony to east elevation, The Mariners South Cape, Laxey.
The Drainage Division of the Department of Transport has assessed the above planning applications and would like to submit the following comments to your Planning Committee.
No Objection subject to the following conditions:
There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
It is noted that the surface water from the property is to be discharged via a soakaway. The use of soakaways are subject to Building Control approval and if this approval is not granted, the Drainage Division would not give permission for the discharge of surface water into the existing foul system and an alternative means of disposal would have to be sought.
PA 08/01628/B – Erection of replacement conservatory, 28 Ennerdale Avenue, Onchan.
There must be NO discharge of surface water (including that from roofs and paved areas) from this proposed development to any foul drainage system(s) so as to comply with the requirements of the Department of Transport Drainage Division and the Sewerage Act 1999.
The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.

The application states that the surface water from the proposed development is to be discharged to the "existing drainage". If this "existing drainage" discharges (directly or indirectly) to the foul sewerage system then it should be noted that an alternative means of surface water disposal must be provided.
There are no known existing surface water sewers within the area. The applicant is required to establish where the existing surface water from the property is disposed and discuss this matter with the Drainage Division prior to work commencing on site.
Note: The applicant is requested to supply the Division a copy of any Building Control Application in relation to the surface water discharge from this development.
In the event that these applications are approved I should be grateful if these comments could be incorporated in the approval notices.
