The Site
The application site represents the curtilage of the residential property Close Mooar, Glen Darragh Road, Glen Vine, Marown, a detached property located to the west of the Glen Darragh Road.
Planning Status
The application site is located within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as an Area of High Landscape or Coastal Value and Scenic Significance.
Planning History
The following previous planning applications are considered relevant in the assessment and determination of this application: PA08/01284/B sought approval for the installation of replacement windows. This was approved. PA08/00218/B sought approval for the re roofing of dwelling with natural slate. This was approved.
PA08/00213/B sought approval for the erection of a replacement garage and car port with ancillary accommodation above. This application was withdrawn.
PA07/02310/B sought approval for the creation of a new access. This was approved.
Representations
The Department of Transport Highways Division has not commented on this application. Marown Parish Commissioners do not object to this application. The Department of Transport Drainage Division does not object to this application subject to a condition relating to surface water being attached to any subsequent approval.

The Proposal
This application seeks approval for the erection of a replacement detached double garage to be sited on the footprint of the existing detached double garage. The building would be finished to match the existing dwelling.
Assessment
The proposed replacement garage is of a scale considered to be appropriate to the site which is located within an area identified as being of High Landscape or Coastal Value and Scenic Significance by the 1982 Development Order.
The garage would not result in any loss of public or private amenity and would replace the existing garage which is in a poor state of repair.
Recommendation
It is recommended that the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the erection of a replacement double garage at Close Mooar, Glen Darragh Road, Glen Vine, Marown as shown by the plans and information 1463/1 and AT950.1 submitted and date stamped 25th July 2008.
C 3. There must be no discharge of surface water to the main foul sewer. C 4. The roof must be finished in dark natural slate.
