The Site
The site represents the curtilage of a dwelling which fronts onto Malew Street and stretches to Hope Street, including a large garden area and garage.
Planning Status
The site lies within an area of Residential Use on both the adopted Local and draft Area Plans for Castletown and within the Conservation Area.
Planning History
Planning permission has been sought for the installation of plastic framed windows (PA 01/0059), timber framed sliding sash windows and rooflights (PA 02/1057) and the creation of opening and the installation of double wooden gated on the rear boundary (PA 03/1123). Permission was also granted for the partial demolition and rebuild of rear extension and installation of French doors, balcony and stairs on the rear elevation (PA 04/0041).
The Proposal
Proposed here is the installation of timber gates 2.7m wide and 1.8m high within the site, marking the entrance to the rear garden from the access from Hope Street.

Department of Transport Highways and Traffic Division indicate that they have no objection to the application.
ASSESSMENT
The gates will not be publicly visible. The planning permission granted in 2003 for the walls and gates did not specify the nature of the gates and a condition was attached to that approval requiring the approval of such details prior to the erection of the gates.
It is considered that the proposal would affect neither the amenities of the Conservation Area nor those of the application property nor those surrounding it.
PARTY STATUS
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
