Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Obscure glazing
The first floor bathroom dormer window hereby approved shall be installed with obscure glazing to Pilkington Level 5 or equivalent and retained thereafter. Reason: in the interest of neighbouring privacy and overlooking.
Cladding details
Notwithstanding the 'stone cladding' annotation on the drawings, the cladding hereby approved shall be installed in a dark grey colour smooth board and retained thereafter, unless alternative cladding details are first provided to the Department and approved in writing. The approved cladding details will then be installed and retained thereafter. Reason: To clarify the cladding type in respect of an email from the agent dated 17.05.2022 and in the interest of visual amenity.
