THE APPLICATION SITE AND PROPOSED DEVELOPMENT
The application site comprises the curtilage of semi-detached dwelling that is located in Lezayre Park, Ramsey.
The proposed development comprises of the erection of a garage onto the side of the dwelling and a conservatory onto the rear of the dwelling.
Planning History
The application site has not been the subject of any previous planning applications that are considered specifically material to the assessment of this current planning application.
Representations
The Department of Transport Highways Division do not oppose the planning application.
Planning Policy
In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that there are no specific policies within the plan that are material to the assessment of this current planning application.
In terms of local plan policy, the application site is within an area recognised as being within predominantly residential use under the Ramsey Local Plan Order 1998. There are no policies with Planning Circular 2/99, the written statement that accompanies the local plan, considered specifically material to the assessment of this current planning application.
Assessment
The planning application seeks approval for the erection of a garage onto the side of the dwelling and a conservatory onto the rear of the dwelling. Whilst the quality of the submitted drawings is limited they are sufficient to allow an assessment of the proposed development.
The proposed development is domestic in scale and in keeping with the character of the dwelling. The impact of the proposal on the amenity of the surrounding area is acceptable.
It is recommended that the planning application be approved.
