In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the submitted documents and drawings 06 0058 01, 06 0058 02, 06 0058 03, 06 0058 04, 06 0058 05 and 06 0058 06 all received on 27th October 2006.
- As the proposal is to replicate the detail of the existing building; prior to the commencement of any building operations there must be submitted to and approved by the Planning Committee large-scale (1:20 or better) detailed drawings, including sections, of all projecting cornices and precast concrete pediments.
- Prior to the commencement of any works, there must be submitted to and approved by the Planning Department samples of the natural slates to be used for the roofing of the property.
NOTE For a change in the supply to a premises (domestic or commercial) the applicant should contact the IoMWA Byelaws Inspector (Michael Karran), tel: 695957
NOTE The applicant is advised to consult Disability Access Office with regard to the needs of disabled users within the building.
NOTE There are Underground Cables/Overhead Lines present in the area indicated in you Planning Application. Please contact our Network Operations Department, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
Contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 & GS6.

NOTE The applicant is advised to consult the Fire Safety Department as the development will fall within the scope of the Fire Precautions (Flats) Regulations 1996.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
