The officer noted the site is in a High Landscape or Coastal Value area but found the single-storey extension acceptable as it would not have a dominant impact despite visibility from the road.
Housing Policy 15
Requires extensions to traditionally styled countryside properties to respect proportion, form and appearance of existing building; only exceptionally over 50% floorspace. Officer assessed the single-storey extension as respecting these via matching materials and subservient scale, not dominant despite visibility; no explicit floorspace % given but implied compliant as not exceptional.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to the erection of an extension as shown by the plans and information SC-101, SC-103 and SC-104 submitted and date stamped 29th April 2008.
Materials matching
The external finishes of the extension must match those of the existing building in all respects.
No objection
Neighbours Mr & Mrs Meechan strongly object to the extension due to visual impact, overdevelopment, and non-compliance with prior permissions; Ballaugh Parish Commissioners refer to prior comments without specifying them; Highways Division does not oppose.
Key concern: overdevelopment and visual impact on neighbouring property from proposed extension on small, already concretised site
Mr & Mrs A.D. Meechan
ObjectionMost Sun Lounges are built at the back of a property and out of sight. Not in this case, as it will face the highway, adding enormously to the visual impact; How much living space do they need?; We've been fighting planning permissions to the Ballakinnag site for a very TEN YEARS now, when will it end?; the only comment about Ballakinnag House, by visitors and locals alike is 'how on earth was that monstrosity allowed to be built'
Conditions requested: First floor window on north western elevation must be fitted with obscured glass; Fence to be taken down to regulation height; Boundary wall to be levelled off to safe height with concrete coping units as per prior instructions
Ballaugh Parish Commissioners
No Commentmy Commissioners do not wish to add to their comments and views as submitted at the initial stage, but request that those comments and views are taken into consideration at the Appeal

Neighbours Mr & Mrs A D Meechan, of Ballatiki, lodged an appeal on 15.08.2008 against this approval. The appeal process involved written representations and was scheduled for an inquiry hearing on 20.11.2008. No inspector's report, analysis, or final decision is included in the documents.
