The Site
The application site represents the curtilage of 21 Linden Gardens, Douglas. The property is a twostorey end of terrace dwelling which faces West onto Linden Gardens off Linden Grove.
Planning Status
The site is located within an area identified as being Predominantly Residential Use by the Douglas Local Plan 1998. The site is not located within a Conservation Area.
Planning History
There have been no previous planning applications considered relevant in the assessment and determination of this application.
The Proposal
The application seeks approval for a loft conversion with a dormer window to the rear elevation with PVC windows.
Representations
Douglas Corporation have indicated no objection to this planning application. The Department of Transport Highways Division have issued a note regarding parking spaces. The Department of Local Government \& the Environment Estates and Housing Directorate have registered an interest in the application.
We have received no privately written representations in relation to this planning application.
Assessment
The proposed dormer window to the rear elevation would not result in any additional overlooking to the adjacent properties and would not look out of keeping with the existing property. It is concluded that the proposal is acceptable as it would not have an adverse impact upon the existing dwelling, the neighbouring properties or the surrounding area in general. The materials and finishes used are judged to be in-keeping with the existing dwelling.
The notes suggested by The Department of Local Government \& the Environment Estates and Housing Directorate are not material planning considerations and for that reason are not attached to the report, as part of the recommendation.
