The Site
The application site represents the curtilage of Ballaterson Farm, Glenfaba Road, Raggatt, German. The site is situated to the east of the road with the farm house being set back by approximately 65 metres. The existing dwelling is a double fronted traditionally styled property which currently has timber casement opening windows.
Planning Status
The application site is located within an area identified as being High Landscape or Coastal Value and Scenic Significance by the 1982 development Order. The site is on the boundary of an area zoned as Predominantly Residential use by the Peel Local Plan.

There are no previous planning applications considered relevant in the assessment and determination of this application.

Peel Town Commissioners indicate no objection to this application.

The Proposal
This application seeks approval for the installation of replacement windows to the existing farm house. The existing windows are timber framed casement opening windows. These would be replaced with PVC casement windows.
Assessment
The proposed replacement windows would have the same appearance as the existing windows. These are not original and do not replicate the method of opening or glazing pattern of the original windows which would have been timber sliding sash windows. It is considered that the application should be approved subject to a condition requiring the replacement PVC casement windows to have a 50:50 split horizontal glazing bar which would more closely reflect the appearance of the traditional windows. The applicant's agent was contacted to ascertain whether this would be acceptable, he agreed that such a condition would be acceptable.

It is recommended that the application be approved.

C 2. This approval relates to the replacement of the existing windows of Ballaterson Farm as shown by the Location Plan and Photographs submitted and date stamped 7th March 2008.
C 3. The replacement PVC casement windows must have a 50:50 split horizontal glazing bar.
