Assistant Conservation Officer'S Supplementary Report
The property in question is located in Hope Street and backs onto the harbour within the designated Conservation Area. The proposed works have been considered in conjunction with the recommendations as outlined in Policy CA/2 in relation to Planning considerations and future developments within a Conservation Area. The preference of the Conservation Section being to retain/maintain the architectural character of the area from inappropriate developments/alterations.
The intended works entail the creation of a smoking shelter to the rear of The Ship Inn public house. Given that this establishment essentially has two public facades the proposed smoking shelter should not unduly detract from the surrounding properties within the conservation area. The proposed location for the smoking shelter is within the car park, which backs onto an existing commercial property of no particular architectural merit.
Having considered both the intended design for the shelter and its located, neither of which appear to be causes for concern, and, based on my considered opinions, my recommendation with regards to the proposed works is to permit the current application.
Planning Officer' Report
I concur with the Assistant Conservation Officer's assessment in that the proposal should not unduly detract from the surrounding properties. I consider the proposal will have a neutral effect on the

character and appearance of the Conservation Area. I therefore recommend that planning permission be granted subject to conditions.
