The Site
The site represents the residential curtilage of an existing dwelling situated on the northern side of the A7 Main Road in the heart of Ballabeg. The cottage is a traditional one with timber framed sliding sash windows on the front elevation but more modern and larger windows on the rear elevation where there have been more modern extensions.
Planning Status
The site lies within an area designated on the Arbory and East Rushen Local Plan as Residential.
Planning History
No planning applications have been submitted in respect of this property.
The Proposal
Proposed now is the replacement of the windows in the rear elevation with ones similar in style and appearance and framed in plastic.
Representations
Arbory Parish Commissioners indicate that they have no objections to the application.

The proposed changes are confined to the rear elevation which is not seen by the public. The windows are within a part of the property which has been modernised and is distinct from the very traditional and attractive front elevation. The proposed windows are not dissimilar to the existing and have no adverse impact on the appearance of the property.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
