Subject to approval, Seaview Ltd is planning to open a Café at 1 Marathon Terrace, Queens Promenade, Douglas. Seaview is a Ltd Company with 3 Directors Linda Caley, Brian Caley and Peter Caley. The Premises are owned by Seaview Ltd and consists of a self contained Shop Unit with a 5 bedroom house above.

We understand that the area is zoned as Tourist/Residential under the Douglas Local Planning Order 1998.

The premises are situated in a commercial area in a row of retail shops consisting of a travel agent, convenience store, liquor outlet and Promenade T-Shirts.

Our Primary objective is to provide what we feel is a much needed amenity to an already established residential, tourist, commercial and recreational area on Douglas Promenade. We will be providing a service all year round but recognise that our main trading months will be between April and September.

Through research we have identified the following opening hours to be the most commercial practical and conducive to providing a service to the area.

Summer: Mon - Fri 10.00am to 08.00pm Sat - Sun 08.00am to 08.00pm

Winter: Fri - Sun 08.00am to 08.00pm

We plan to provide both indoor and alfresco seating, with eat-in and takeaway service.

A well defined seating area identified by suitable removable planters. Staff will be employed to keep this area well serviced and clean during opening hours. All tables, chairs etc. will be removed at night and the area will be cleaned. Care will be taken to ensure adequate room for passing pedestrians. Seating will be provided for 20 customers.

Takeaway

Queens Promenade provides a recreational amenity for hundreds of pedestrians especially at the weekends. We hope to provide a service which allows customers to enjoy a takeaway drink and snack while enjoying the beach and the promenade and gardens opposite the premises. With adequate parking we also envisage a customer pick up service for local businesses and workers on their way home.

The main market sectors Seaview will target:

• Local residents - In the past 10 years Queens Promenade has been rejuvenated. Within a 200 yard radius of our premises several blocks of residential apartments have been built providing 319 homes, greatly increasing the area's permanent population. Queens Promenade is one of the main routes out of Douglas to the north. This will provide passing pedestrian and vehicle trade from residents of the Onchan and Laxey areas.

• Tourists - Central Promenade and Queens Promenade are the areas which provide the majority of tourist accommodation in the Douglas area. From Queens Terrace to the Regency Hotel (300 yards) there are 278 registered tourist bedrooms. A passing tourist trade is also identified from tourists using both the Horse Trams and the Manx Electric Railway.

• Recreational - As we have lived in the house above the shop premises since 2000 we are aware of the huge increase in the all year round use of Douglas Promenade for recreational purposes. The Promenade provides an ideal venue for walkers, cyclists, runners and for family outings. Douglas Corporations investment in new planting of the grassed area opposite our premises has greatly added to the ambiance of the area.

• Commercial - With the Victoria Road Business Park (Accessed by Switzerland Terrace) and Royal Skandia in close proximity we feel there is a market for pr-ordered takeaway business and lunchtime trade.

Our menu will provide the following products

• Choice of light meals e.g. stacked pancakes, anti pasta, hot tarts & quiches etc plus a choice of 3 in house prepared salads - Thai noodle, Greek, chick pea & roasted peppers etc. Menu to change daily.

• A range of both hot and cold sandwiches pre-made and made to order.

• A choice of Quality Coffee, teas & soft drinks

• Home made and commercially produced cakes.

• All year round weekend breakfast menu that changes to suit the seasons providing an alternative to the usual 'Greasy Spoon Café' - Fresh baked muffins with Crème fraiche and fresh fruit, fresh pastries, French toast, eggs Benedict and crispy bacon etc.

• Provide a substantial vegetarian option to the menu

• Great consideration will be given to ensuring the menu provides healthy eating options.

• We plan to work closely with local producers by using local products as much as possible and by providing background information to customers on the products we use.

To provide a professional yet friendly ambience with consistency in both food quality and service. To be flexible and able to identify when niche markets present themselves.

By not specialising or being theme specific our café will provide a comprehensive range of products which we envisage will be appealing to all the market sectors previously identified.
