Officer's Report
Site The application site 6 Auckland Terrace, Parliament Street, Ramsey, is part of a row of the storey terraced properties, located on the northern side of Parliament Street.
Land Use Zoning The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a 'Mixed Use' (town centre); the site is not within a Conservation Area.
Proposal The application proposes the conversion of office to an opticians (In association with 08/00006/CON) Planning History
The application site has been the subject of a number of previous planning applications, the following of which are considered specifically material to the assessment of this current planning application.

The Chief Fire Officer makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
The Authority has received no privately written representations objecting to the application.
Assessment / recommendation
The property current is used as an office, this approval if successful would allow the conversion of the property to be used as an opticians. To the rear of the property, there are at least two off road parking provisions; additionally, there are public car parking spaces at the Shoprite public car parking and additional on-street parking which runs along one side of Parliament Street, which would be particularly useful for customers, as these on-street parking spaces are limited to 1 hour. The site is also within Ramsey Town Centre which has good public transport provisions, all of which are within walking distance of the site. The Highway Division have no objection.
The only external alterations to the property would be the ramp to the rear door, which is very minor, and I therefore have no concerns.
I consider the use of the site from office to opticians to be acceptable and would not result in any adverse impacts to the adjacent properties, especially as the adjacent properties are use as commercial or retail use.
Recommendation For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.
