Site
The application site Springbank, 32A Bowring Road, Ramsey, is part of a row of three storey terraced properties which are located on the eastern side of Bowring Road.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
Proposal
The application proposes the construction of a replacement garage, alterations to extension windows and installation of replacement windows and doors.
Planning History
There are no previous planning applications which are considered relevant in the assessment and determination of this application.

Assessment / recommendation
The application forms three parts, first the replacement windows to the front and rear elevations, the proposed will vastly improve the existing building, particularly to the front elevation which will retain the traditional openings of the existing windows (sliding sash).
The secondary part of the application is the alterations to the existing single storey rear extension, to the existing apertures. The proposals are very minor alterations which would have little or no impact upon the neighbouring residential amenity of the surrounding properties.
The third part is the single storey garage extension. The proposal replaces an existing single storey garage; however the proposal would have an increase in length by 5 metres, giving a total length of 9.94 metres. Whilst the proposal does have a substantial length, the proposal has a height of approximately 2.4 metres, and therefore due to the boundary treatments shared with the neighbouring properties, the proposal would not result in an adverse impact upon the residential amenity of the neighbouring properties either through loss of light and/or create an overbearing impact.
Recommendation For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
