The Site

The application site represents the curtilage of the Isle of man Bank building, located on the western side of Main Road, Kirk Michael.

Planning Status

The application site is located within an area specifically identified as "Bank" by the Kirk Michal Local Plan. The proposal site is also within the Kirk Michael Conservation Area and as such is subject to specific policies relating to the preservation and enhancement of the area. Within the adopted Isle of Man Strategic Plan 2007, Environmental policy 35 is specifically relevant. This states that: "Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."

There are no previous planning applications considered relevant in the assessment and determination of this application.

The Department of Transport Highways Division has not commented on this application. We have received no privately written representations in relation to this planning application. THE PROPOSAL

This application seeks retrospective planning approval for the installation of replacement windows to the building. The previously installed windows were timber framed casement windows with single glazing. The recently installed windows are timber famed double glazed windows.

ASSESSMENT

There is no perceivable visual difference between the replacement windows and the previously installed windows. As such there is no adverse impact upon the Conservation Area context as a result of this development.
