The Site
The application site represents the curtilage of the terraced property 14 St Germans Place, Peel.
Planning Status
The application site is located within an area identified as being "Residential Use" by the Peel Local Plan (Planning Circular 6/89). The site is not within the Peel Conservation Area however it was constructed before 1921 and as such planning consent is required for the replacement of windows to the property.
Planning History
There are no previous planning applications considered relevant in the assessment and determination of this application.
Representations
Peel Town Commissioners recommend that this application be approved. The Department of Transport Highways Division has not commented on this application.

The Proposal
This application seeks approval for the installation of replacement windows to the rear elevation of the property. The proposed windows would be uPVC sliding sash.
Assessment
The proposed windows would replicate the method of opening of the existing windows which appear to be in a state of disrepair. As such the replacement windows would represent a visual improvement to both the dwelling and the surrounding area.

It is recommended that the application be approved.
