Site The site represents the residential curtilage of Cronk-E-Chule, Wheel Hill, Laxey, which consists of a two storey detached property, and a two storey detached garage block which is the relevant building for this application. The site is located on the eastern side of Wheel Hill and south of the Laxey Wheel.
Land Use Zoning The site has been zoned under the Laxey and Lonan Local Plan as being within an area of predominately residential use, the site is also within a Conservation Area.
Proposal The application proposes to enlarge doors and creation of an additional garage to existing garage. Representations Laxey Commissioners:- No objection
Highways Division:- Do not oppose
We have received no privately written representations objecting to the application.
Assessment / recommendation
The proposed works are very modest in size and will have little or no impact upon the existing building or upon the visual appearance of the Conservation Area, particularly as the site is well screened from public view, due to the boundary treatment along the western boundary of the site which is made up of mature hedging and mature trees.
For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval.
