Officer's Report
The proposed works are set to the rear of the building and will not be visible from a main thoroughfare. I consider the proposal will not adversely affect the visual amenities of the street scene.
In respect of the impact on No.3 Bathurst Street, the proposed extension will project slightly above the boundary wall; however, the neighbouring property is currently in commercial use and therefore the impact in terms of overshadowing and visual intrusion will be significantly less compared to a residential property.
I therefore recommend that planning permission be granted subject to conditions.
