Planning Circular 3/91 policies 1-7
Policies 1-7 of Planning Circular 3/91 govern design of rural dwellings. Officer assessed the proposal's design, materials (dark natural slate), scale, and massing against these, finding it conforms by producing a Manx styled cottage in keeping with surrounding properties at Jurby Crossroads and countryside character.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to the dwelling and alterations as proposed in the submitted documents and drawings 06 0030/15 and 06 0030/18 all received on 19th December 2007.
Agricultural occupancy restriction
The occupation of the proposed dwelling must be limited to persons whose employment or latest employment is or was solely in agriculture in the Island and includes the dependants of such persons.
Roof materials
The roof(s) must be finished in dark natural slate.
Access and landscaping
On completion of the new access, the existing access is to be blocked off and hedging to be planted. All hedging is to be planted in the first planting and seeding seasons. Any trees or shrubs which within 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with another of similar size and species unless the planning authority gives written consent to any variation.
No permitted development rights
Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval.)
