Officer's Report
This application is seeking permission to erect a carport with a balcony over the carport. In 2003, a planning application for the erection of car port with balcony over (02/02428/B) was refused for the following reason:
"There is a public foul and surface water drainage system running to the side of 25 Falcon Cliff Court; the proposed works would prejudice the integrity and future maintenance of this system."
The Drainage Department of Douglas Corporation have not objected to this current application as the applicant is aware that the existing public sewer is in close proximity to the extension and has provided assurances that all necessary steps will be taken to eliminate any potential for impact to the sewer network.
The proposed carport will be hidden by the existing building until you are directly in front of the application site. This proposal will have very limit impact on the visual amenities of the locality. The neighbouring property, used as offices and therefore overlooking is not considered to be an issue. I therefore recommend that planning permission be granted subject to conditions

C 2. This permission relates to the erection of a carport with a balcony as shown in the location plans, block plan, floor plan and elevations date stamped 27th November 2007.
