Housing Policy 11
Permits rural building conversions if redundant, structurally sound, of interest, large enough, compatible use/services. Officer tested each paragraph: (a) redundant per site visit/DAFF precedents; (b) survey shows repairable; (c) historic stone barn/water wheel; (d) large for 4-bed dwelling; (e) farmworker use ok, overlooking for reserved matters; (f) services feasible.
Time limit and reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

This approval relates to the barn conversion as proposed in the submitted documents which are date-stamped 24th October 2007 and 14th February 2008.
Water wheel investigation
The application for reserved matters must include a report to demonstrate that the applicant has carried out an investigation to see if the water wheel and any internal machinery and/or apparatus relevant to the original use of the building can be retained as part of the new use.
